Interesting Investment Properties

As you can see I deal with a number of agents direct, which means that I can hunt for the right property for you. I’m not an agent, just a proactive introducer, but as time goes on I’m being approached by quite a few private sellers, who can see the advantage of showcasing their properties on the Brava Connect site.  It’s all about marketing, finding that special something that an individual is seeking. Asking the right questions, and only sending buyers to the houses that suits them, not taking them on a wild goose chase to see property they don’t really want. These private sellers know that when I pass the client to them I am pretty sure that they will have a good idea of what they’re going to see. Robert and Kate

This page is showcasing a number of properties owned by the same couple. This is rather a unique situation. Robert and Kate have owned 5 apartments for a number of years, excluding their own property, which also consists of a rental business.  As you see as you read this, their home is rather a unique opportunity for the right person as well. They came to Catalonia, educated their children here and love what it represents.

I would like to describe this interesting couple, as in my opinion a similar type of enthusiastic individual or couple could be right for any of these properties but especially their own house. Robert and Kate are typical examples of people who can do well in The Costa Brava, they are never afraid to try new ideas, I am amazed at the sheer energy they must have. As well as owning and letting out their many apartments, they own a language school and even have time to write books, some of which can be found on Kindle.

Their properties can be bought individually or en-mass for larger investors, all depending on your budget and on how you want to run your business. Maybe just as individual investment apartments, or if you are interested in their home, a really great business opportunity.

Situated in Central Palamós, which is a lively, traditional fishing town (see picture above). It’s port is a regular stop for the Mediterranean cruise ships and it has a great beach plus its famous fish market. This is a fascinating town for night life, full of upmarket restaurants and bars, yet traditional Catalan through and through. Their house is close to the lovely character streets in the older town. Walking distance from all the local amenities. When I say house it is currently broken up as different floors for different purposes. it’s 450 sq mts. 300 mt from the beach and 50 mt from the shopping area.

Ground Floor: Currently run as a language school, this house was originally a hotel and the ground floor was the restaurant, but could be a bar, offices or any business you can think of. It has generous office space and there is also a very pretty courtyard.

First Floor: This is the family home, a spacious apartment with three bedrooms and a massive bathroom, containing a corner bath, double basins a bidet and toilet. As typical of older properties the rooms are generously proportioned. The decor is fine, but they have not decorated as they feel a new owner would want to put their own stamp on it.

2nd and 3rd Floors: These floors have been made into a combination of self contained apartments and rooms to let.

Second floor 1 apartment with 1 double bedroom, and 2 separate dbl beds.

Third floor 2 x apts both each with 1 dbl bedroom.

Top Floor: As you make your way up the staircase you will find yourself on a lovely roof terrace, with a wash house, with views of the sea and the surrounding town.

The Investment Apartments

La Fosca: These apartments are well worth looking at. They would be a fabulous investment as you would have no trouble finding holiday renters. However as a family home in Spain this could also be a great place to escape to with your family. La Fosca beach is a typical Costa Brava sandy bay, it is a particularly good beach for small children. The incline into the sea is very gradual and I can highly recommend it for families. Surrounded by small cafe’s, beach shops etc. It can provide all you need for a relaxing break.

A short car ride away is Palamós, with it’s long beach, fish market, port, great shopping and fabulous bars (including tapas) and restaurants, so you can find more action when you need it.

Walking from La Fosca the other way around the coastal walk, you will come to the secluded but very impressive Castell beach. This can be reached by the road, but please ask me how to get there, it isn’t clear to visitors to the area. You can walk around this area through breathtaking countryside. 

This location is great to explore other parts of the Costa Brava. I can highly recommend a viewing.

Two first floor apartments at La Fosca built in 2006:

In a secure gated block and garage space, with a lovely lawned garden and a very attractive communal pool. each 50 sq mts, Two bedrooms, bathroom, kitchen (one is an American kitchen, the other separate), living/dining room, balcony (one with a pool view and the other to the side, the non pool view is preferred by the Spanish renters).

Priced at 215,000€ (with transferable mortgage of 150,000€). Rental High season 1,075€ pw Rental low season 1,025€ pw.

Palamós, as mentioned above is a lively Costa Brava town, with a port which welcomes visiting cruise ships. It has great shopping and a variety of lovely bars and restaurants , (see notes above for more information) The Important thing to remember is that unlike some Spanish towns Palamós is alive all year round. It is a working vibrant community. As far as rental business is concerned, the summer season is not the only time when this town can be enjoyed.

Palamós: Santa Marta, First floor apartment: This is a typical traditional town apartment in an older building with 12 neighbours, ideal for a first time purchase for a local couple, or single person, or as an investment, well situated in the town of Palamós, only 150 mt from the lovely Palamós beach. 2 bedrooms, 1 dbl one twin. Small balcony, 55 sq mts total.  It may not be the typical summer rental apartment, but it does rent out successfully for 300€ PW low season and 750 PW high season. Keeping in mind that Palamós hosts a number of good events throughout the year, this is a useful rental property for people who want to visit the town and join in. Or utilise it’s potential outside the summer season.Price 135,000€.

Sant Antoni de Calonge/ Palamós: Although this next property is classed as Sant Antoni, it is in fact right on the edge of Palamós  This is a definite ‘must see’ property, Ideal for either young aspiring professionals, or someone who loves chic modern lines and sleek interiors. The ideal investment apartment in a really good location, easy access to the town and beach and easy access on to the coastal by pass, so visiting Girona one way or La Bisbal and the northern towns the other way is easy.

This is a Duplex Apartment built in 2008 is 80 sq mts, with a third floor Roof Terrace 35 sq mts containing private Jacuzzi. It has garage parking and a communal pool. It is about 100 mt from the lovely sandy beach. Ideal for watching the fireworks during the festival of San Juan. As you walk in to the main living area with balcony onto the pool area, you get a feeling of light bright and modern. Marble floors and generous space, you then go downstairs to the bedrooms and upstairs to the roof terrace. Three bedrooms, 2 bathrooms, Living room with balcony and Kitchen. Asking price 250,000€ (Transferable mortgage, 152,000€). Rent for main season 1,500 pw.

Platja D’Aro: Is another busy all year round community with everything a holiday maker could possibly need. This apartment is on the northern end of the town, in walking distance of the town but set back in a typical urbanisation environment.

This is a semi detached house not an apartment, due to the location this is Robert and Kate’s best earner with a longer rental potential. It is an older property of 60 sq mts with a garden 250 sq mts containing fruit trees and a small patio & barbecue, downstairs is a living room, kitchen and bathroom, upstairs are three bedrooms. The house is about 450 mts from the sea.

Asking price 225,000€ (Transferable mortgage of 76,000€). High season rental 900€ pw, Low season rental 800€ pw.

This house has now been reduced to 180,000 (with transferable mortgage) Rental potential is still the same.

I would suggest that all these properties should be seen as they are all very different. For a serious investor more than one may be required. For individual buyers, there really is something here for everyone. Robert and Kate have enjoyed running this business, they’re not returning to the UK, they love it here, but would like to free themselves of the extra work these properties entail. As they will still be living here, you may find them helpful for valuable information even after you purchase one of their properties.
